How Often Do I Need To Carry Out An Electrical Condition Report?
Over time electrical installations will deteriorate, and an Electrical Installation Condition Report is a document produced by a qualified electrician or electrical contractor following an assessment of those installations.
Below are maximum times between testing recommended by the Institute of Electrical Engineers (IEE)
- Industrial Installations – 3 years
- Commercial Installations – 5 years or change of occupancy
- Residential accommodation – 5 years or change of occupancy
- Offices, shops & laboratories – 5 years
- Domestic Installations – 10 years or change of occupancy
Why Do I Need An Electrical Installation Condition Report?
If you’re a landlord it is your legal duty to make sure the electrical equipment in your property is well maintained and safe.
This means the internal wiring of the property, not just the plugs and light fittings. As the owner of a business or commercial property that gives access to the public, it’s a statutory requirement that an EICR is performed on the electrical services at regular intervals.
If you’re a domestic property owner, or you’re looking to move or buy a house, an EICR may not be a statutory requirement but it can still be a good idea.
